S&P 500 vs Multi Family since 2000

Which does better?

• Stocks: 7.8% annualized
• Multifamily: 11% annualized

Wall Street won’t tell you this cuz they don’t get paid on multifamily.

• Add leverage and it gets better. Easier to grow $1M by 3% each year than $200k of stock by 10%.
• Consider taxes benefits & it gets better again. First 6 years is return of capital and no tax.
• Add refinance every 7-10 year and it crushes S&P 500. Return of capital and you still own asset for infinite returns
