As 2025 drew to a close, mortgage delinquency rates experienced a notable uptick, reflecting growing payment challenges across the U.S. housing market. Data from the Mortgage Bankers Association’s National Delinquency Survey reveals that delinquency rates on single-family to four-unit residential properties reached 4.26%—a concerning jump that signals emerging stress in household finances and borrowing capacity.

Rising Payment Delays Across Loan Categories

The mortgage delinquency rates climbed 27 basis points sequentially from the previous quarter, a measurement that represents a quarter-point swing in the percentage of troubled loans. Year-over-year, the deterioration was even sharper, with delinquency rates increasing 28 basis points compared to Q4 2024. Notably, this upward pressure affected all primary mortgage categories without exception. Both Conventional loans and FHA-backed mortgages showed elevated delinquency trends, indicating that payment troubles span across borrower types and loan structures rather than concentrating in a single segment.

Foreclosure Activity Remains Stable Amid Rising Delinquencies

While mortgage delinquency rates edged higher, foreclosure activity showed surprising resilience. The proportion of loans entering foreclosure proceedings during the fourth quarter remained anchored at 0.20%, suggesting that lenders have maintained measured approaches to enforcing defaults. This divergence—where delinquencies rise while foreclosures hold flat—paints a mixed picture of the housing market’s underlying health, with some borrowers managing to avoid full default despite payment delays.
