CBRE: Mainland China's bulk property transaction volume is expected to grow by 5%-10% year-on-year in 2026

Insight Network News: On March 4th, CBRE released the “2026 China Real Estate Market Outlook” report, making several predictions for China’s commercial real estate market in 2026.

The report shows that demand for office buildings will continue to grow steadily in 2026, with net absorption in major cities expected to increase by 10%-15% year-over-year. According to publicly available data, in 2025, the net absorption of office space in the top ten cities nationwide increased by 12% to 2.15 million square meters. Newly established and expanded leasing transaction areas grew by 9% and 3%, respectively, indicating a strengthening signal of market bottom recovery.

谢晨, head of CBRE China Research Department, stated that the transaction volume of bulk properties in mainland China is expected to increase by 5%-10% year-over-year in 2026. Additionally, CBRE survey results show that 39% of investors plan to increase their real estate asset allocation in 2026.

Regarding the Shanghai market, senior director Lu Yan from CBRE China Research Department said that office rent in Shanghai is expected to continue declining in 2026, but the rate of decline will narrow. Lu Yan pointed out that the supply peak of Shanghai office buildings will persist, and the market is expected to gradually stabilize after 2028.
